ACQUISITIONS
Brackett Flagship Properties’ affiliated entity, Flagship Capital Partners, acquires medical office and office assets throughout the United States, with an emphasis on assets located in the Southeast. The Firm seeks stabilized, income-producing properties but also invests in value-added opportunities on a select basis.
Flagship sources its acquisitions through an extensive national network of established property owners, developers, and brokers. Wherever possible, the Firm attempts to utilize its network of contacts to acquire properties "off-market," thereby avoiding an auction-style acquisition process that tends to increase acquisition costs. Off-market purchases allow for more favorable terms and therefore provide better overall returns to investors.
Flagship conducts extensive due diligence and underwriting on all transactions through its experienced research and analysis team.
Flagship typically acquires office and medical office assets in a typical range of 20-100K SF, with acquisition values between $4 million and $25 million.
By adhering to this acquisition philosophy, Flagship is able to acquire properties with attractive yields for its investors. Flagship historically has co-invested in its deals directly and oversees the management of the asset, thus maintaining an ongoing role in the asset.
